			<content:encoded><![CDATA[<p><strong>Ah…Beautiful Spring Weather is Here – So Is The Spring Real Estate Market!</strong></p>
<p>April sales numbers remained strong in the Calgary and surrounding area Real Estate Market.  We are now seeing the absorption rates are just less than 2 months of supply for the City of Calgary.  This is anywhere from 2 weeks to a month less supply than we had in 2012.  </p>
<p>With the absorption rates at this level, the basic market factors dictate continued upward pressure on prices.  We have seen anywhere from 2%-8.75% increase in average sales prices depending on the particular market segment you are in.  Single family homes and townhomes in Calgary have experienced about a 5.5% increase in prices with apartment style condominiums slightly stronger at 8.75%.  </p>
<p>Rural land, acreages, and surrounding towns are at the lower end of the spectrum.  They are experiencing 2%-3% increase in average pricing.  Absorption rates on rural properties is stable around 11.5 months and the surrounding towns have shed a lot of the excess inventory and currently sit at about 4 months’ worth of supply.</p>
<p>With the supply staying very tight in most markets, buyers are advised to move on the available inventory before it is gone.  We are starting to see some competing offer situations in the most competitive markets in Calgary.  Something we haven’t seen for a few years.</p>

<p>1.  Inventory levels are falling consistently. The absorption rate in many areas is under 2 month’s worth of supply. This indicates a SELLER&#8217;S market. With inventory levels this low, prices should start to increase.</p>
<p>2.  Prices have already gone up about 8% in the last year. Think about that&#8230;if you bought a $400,000 home a year about with 20% down ($80,000) your home would be now worth about $436,000 or a $36,0000 gain on your $80,000 investment. A 45% return on your money&#8230; not many investments out there offering that kind of return!</p>
<p>3.  These increases occurred when the market had far more inventory. If inventory stays this low, the price increase is likely to get larger.</p>
<p>4.  Interest rates are still at historic lows. If you are thinking of buying your first home, investing, or moving up&#8230;.what are you waiting for, rates to go up so you can pay larger mortgage payments?</p>
<p>5.  The Alberta economy is strong. There is low unemployment. And, there are many people moving to our province for work.  All of these people NEED a place to live.Whether they are renting or buying, it puts demand on housing and will push inventory down.</p>
<p>What about the national headlines of Real Estate doom and gloom? Take a closer look; they specifically talk about the Vancouver and Toronto markets. They are not Calgary.</p>

1.  Higher average income.<br />
2.  Lower unemployment.<br />
3.  Higher net in migration. More people moving into the City.<br />
4.  Better affordability. The affordability index in Calgary sits at about 39% with Toronto pushing 60% and Vancouver at 85%. No wonder they are having issues in their markets. Can you imagine over 80% of your income going towards running your house including the mortgage payment?</p>
