Monday, May 24th, 2010We have found that brochure boxes are very effective if you do it right. We often have realtors out showing properties in the area stop and get info off a box and then call us about a property that we have listed. You see as they are driving by with their clients, they ask what about that house. They can then hop out of the car and instantly know all about the house and at the same time get information on the 8 to 10 other listings we have in the area. Some of which may be in their price range. We get a lot of short notice showing this way, but any showing is an opportunity.
We actually changed sign companies so that we could have brochure boxes on all of our listings. I don't just put information on that listing, we do an 8 page glossy brochure on all of our listings. That way each of ou listings is helping to sell all of our other listings. We also introduce ourselves and our company. Every Friday our assistant checks each box to make sure we will have enough brochures to make it the week. We are in a community with 12,000 residents, and it is a lake community so a lot of people like to drive around. We also send this newletter out to every home in our marketing area. It has great shots of the features of the home, and a great description as well. It also directs them to our website where they can learn more about the area, the other homes for sale and of course about us. It works well, but it is a lot of work...But if it did not work well, we would not do it.
We have tried the 1-800 numbers but they are not as easy as picking up a brochure, which also allows us to promote ourselves and our properties. It is also more helpful to the realtor with a buyer in the car who says what about that home? After all they are out here to buy, if they missed any of my listings that would work, I would love to work with that realtor because I am pretty sure they would not be in a realtor's car if they were not ready, willing and able to buy.
If you are farming a geographic area where people drive around I would recommend quality brochures in a box.

The Calgary Real Estate News Is a Key Part Of Our Success As Realtors!

From our first day of being realtors we have considered CREN as the biggest advantage of being a member of the Calgary Real Estate Board. 17 years later, we cannot understand how any realtor can expect to be successful with out using CREN.
We recently signed up for a one year program that combines CREN TV and the newspaper. We have the convenience of using the mls information and photos to auto-populate the ad. All we have to do is send in the mls numbers that we want to feature for the week and CREN does the rest. We have planned our ad so that it catches the attention of prospective home buyers with the amenities that Chestermere offers. It also allows us the opportunity to tell people what we as realtors can offer them as buyers agents. The ad also uses the microsoft tag technology, that allows readers to obtain more information about the listings by using their smart phone. The ad also directs readers to our website where they can get a lot more information about us, the community and of course these and other homes in the area.

Don’t Shoot The Messenger!!It Is Not My Fault That Your Home’s Value Has Dropped!
Tuesday, May 11th, 2010Wow it seems like we are doing more Comparative Market Analysis than ever, and more people are disappointed when the price is not as high as they think it should be. According to a study by Teranet-National Bank Calgary Prices are still down 10% from 2007 levels.

So -If you are thinking that the appraisal that you had done in 2007 is still valid you need to understand that real estate can go up and it does also (occasionally) go down. If you are buying in another area near Calgary, it too will likely be down from the value that it had in 2007. If you are relocating to another major centre that has already recovered you will be paying prices that have rebounded.
If you are considering a corporate relocation perhaps that is something you need to discuss with your company.
Please understand that it is a lot of work to prepare a written CMA for you. We work hard so that you can make an informed decision. We would hate to see your family under financial pressure because you have less money than you were told you would realize from the sale of your home. We expect that people make important decisions based upon the home values that we give them.
The realtor that gives you the highest price is not always doing you a favor. A realtor that just walks through and gives you a price without proper written analysis, may be just throwing you a low-ball price and if you bite it will be an easy sale for them. If you don't it only took them 5 minutes to walk through, and they are on to the next walk-through were they may not get a second opinion. Just think how much effort they will put into the marketing of your home.
Not all realtors are the same, and it does matter who you list with.
So if a realtor takes the time to give you a written evaluation, and you disagree or don't understand it, take the time to discuss it with them, and at least return their calls.
